On May 17, 2022 (Item 15.4.1), Regional Council directed staff to explore creating new size thresholds for commercial uses permitted within the MU-1 zone while acknowledging the need to encourage and enable children’s recreation and developmental activities and other low-impact uses. In addition, staff was directed to recognize the need to mitigate the impacts of higher intensity commercial uses that may generate large volumes of visitors, lights, noises, or smells.

Municipal planners are seeking advice and feedback from the public on the range of commercial uses permitted in the MU-1 Zone and the size standards that apply to those uses. We invite you to please take this survey. Alternatively, the public can provide comments by contacting the planners who are listening.

Case 24313 (Beaver Bank, Hammonds Plains, Upper Sackville MU-1 Zone Review)
On May 17, 2022, Regional Council directed planners to consider changing the size of commercial uses allowed in the Beaver Bank, Hammonds Plains, and Upper Sackville areas. Council asked that any change give consideration to encouraging children's recreation and low-impact commercial businesses while limiting the impacts of uses that may be more likely to impact nearby properties.
Municipal staff are seeking feedback from the communities including and surrounding Beaver Bank, Hammonds Plains, and Upper Sackville to hear your thoughts on the appropriate size of different commercial uses for properties zoned MU-1 (Mixed Use 1) as shown on the map above. Feedback from this survey will inform future changes to the list of land uses allowed in the MU-1 Zone and the rules about building sizes, parking, setbacks and landscaping that would apply to these uses.
